What is the role?

Job Purpose

The Technical Coordinator is a new role, created following an exciting period of growth for the business. The business has recently evolved from using main contractors to direct procurement. The role of Technical Manager is now well established in the business. This new role is necessary to meet the volume of technical input on live projects and land appraisals.

The purpose of this role is to provide support to the TM, to enable practical overview and a value engineered, cost effective technical service to the business. This will encompass site evaluation, coordination of architectural and engineering design, the investigations technical issues encountered and provision of economical and viable solutions.

The candidate will ideally have a background residential construction knowledge, with key attributes, being; attention to detail, willingness to learn, and a highly organised mindset.

The candidate will be passionate about quality, working as part of a small team currently consisting of two directors, head of business, business coordinator, a technical manager and two project managers, a senior quantity surveyor, construction administrator, customer care manager, and a customer care multi-trade. The business is based in Jericho, Oxford. In addition, we have four site managers, based at our development sites in Oxfordshire and Buckinghamshire. The candidate will be an important conduit of information flow between the team members.

Job Dimensions

This role is reporting to the Technical Manager, working with our wider teams to assist with the co-ordination of external design consultants, obtaining approvals, discharging planning conditions, ensuring mains services are procured, section agreements are entered into, and issuing construction drawings.

This role requires a strong communicator and team player who can form close working relationships with the Developments team and our external supply chain.

Based at offices in Oxford, the role is flexible in that agile working can be accommodated although it’s expected that the candidate will be office based at least 3 days a week, and visit development sites as required.

This Developer builds premium houses and flats for sale in Oxfordshire and the surrounding counties. The core objective of the business is to acquire development sites with or without planning permission and generate profit from the completed sales of residential units. We carefully select our sites to ensure they are in prime locations and provide a high-quality product and excellent level of service to our customers. We are a niche developer using group funding with a remit to double our turnover in the next 5 years.

Key Accountabilities

Manage the flow of information to the team, ensuring the information is reliable and consistent, and maintain good communication to ensure the required level of service is maintained

Review of drawings and reports in compliance with the design and specifications

Assist with programming of technical release information

Scheduling of meetings with consultants and internal team

Maintaining all records of construction, during and as-built

Liaison with statutory authorities and service providers  

Contribute to ensuring standards and regulations are complied with in design and execution, both administratively and checking technical details on site.

Ensure services designs are accurate and work with providers to ensure timely delivery/ coordination and negotiate costs in line with budget

Provide support to the Technical Manager to Coordinate, negotiate and appoint designers, assessors and specialists on SAPS, heating and M&E designs, TPO, road adoption, environmental, and ecology surveys

Ensure all statutory enquiries, sewer connections and other section agreements are submitted and pursued for their timely return

Oversee the Warranty Provider/Building Regulations applications to approval

Co-ordinate the submission of Planning & Building Regulation Applications and obtain planning permissions and other statutory approvals e.g. S104 and S38 Agreements/ satisfy any imposed conditions

Ensure that working drawings are in accordance with the approved Planning Scheme and ensure discharge of planning conditions. To monitor and control all production information in close liaison with the QS and Contracts Manager to ensure tight cost controls are kept and information produced in line with budget estimates

Attend meetings at various stages of projects (Land/Technical hand-over, Project Meeting, Optimisation, Progression, Technical/Sales, Budget Meetings, etc.)

Respond to site queries and resolve Technical/Construction problems as required

As required, from time to time, produce sketches for layouts, house designs etc. to communicate intentions to design team and colleagues

Miscellaneous approvals such as foot path closures, sales signage etc.

Comply with responsibilities as laid down in the Group’s Health, Safety & Environment Policy

At all times comply with company policies, procedures, and instructions

Implement new ideas and methods and continue to seek ways of both improving contribution to the organisation’s goals and enhancing the reputation of the company

Qualifications, Experience & Skills

Qualifications, Knowledge and Experience:

  • Ideally, a  related construction qualification
  • Preferably post qualification experience in a similar position.
  • Good technical knowledge of residential construction
  • An understanding of Building Regulations, Warranty provision, land ownership, construction standards
  • An awareness of legislation, health and safety and good practice.
  • A strong working knowledge of IT, Microsoft products and the ability to learn other relevant software
